Commercial Gate Installation, Repair & Access Control
Security and access gates for apartment communities, contractor yards, storage facilities, churches, schools and business lots across Greater Cleveland.
A commercial gate opens hundreds of times a day, for people who did not install it and do not care how it works — until it stops. Greenbriar Gate Services builds and maintains commercial gates for that reality: continuous-duty operators sized with margin, monitored safety devices, access control that tenants and drivers actually use, and a maintenance schedule so the gate is never the reason someone calls the property manager at 6 a.m.

Commercial gate systems
| System | Typical use | Why it fits |
|---|---|---|
| Cantilever slide gate | Yards, storage lots, any entrance that gets plowed | No ground track to jam with snow or gravel; handles wide openings and heavy panels |
| Track slide gate | Paved entrances with limited side room | Lower cost than cantilever where the track can be kept clean and level |
| Double swing gate | Apartment entrances, offices, private roads | Traditional look; works where there is room to swing and traffic is moderate |
| Chain link security gate | Contractor yards, utility sites, perimeter fencing | Economical, easy to repair, can be built tall with barbed or privacy slats |
| Pedestrian gates | Apartment courtyards, pool enclosures, walk-in entries | Self-closing hardware, card or code entry, panic hardware where egress code requires it |
Duty cycle and operator class
Residential operators are rated for a handful of cycles a day and a Class I setting. Put one on an apartment entrance and it will fail — usually in the first winter. Commercial gates need an operator rated for the property's UL 325 class and for continuous duty, with a gearbox and motor that can run back-to-back cycles at rush hour without overheating.
| Property | UL 325 class | Operator we specify |
|---|---|---|
| Apartments, HOAs, hotels, retail and office parking, storage | Class II — commercial / general access | Continuous-duty commercial operator, battery backup, vehicle loops, fire-department access |
| Warehouses, shops, contractor and fleet yards | Class III — industrial / limited access | Heavy-duty industrial operator sized for the panel weight; guard posts and mesh screens per ASTM F2200 |
| Guarded or supervised entrances | Class IV — restricted access | Industrial operator with supervised control; specified with the security contractor |
Operator types, access devices and the safety standard are explained on the gate openers page.
Access control for multi-tenant properties
On a shared entrance the access system matters more than the gate. We install and wire keypads with individual tenant codes, card and fob readers, telephone-entry and video intercoms that call a tenant's phone, exit loops that open the gate for departing cars, and safety loops that hold it open while a car is under it. Emergency access for fire and police — a Knox key switch or siren-activated opener — is included where the municipality requires it. Credentials can be added and cancelled without a truck roll.
Service agreements
| Standard | Priority | |
|---|---|---|
| Inspections | Twice a year (spring and fall) | Quarterly, or monthly for high-traffic entrances |
| Included work | Lubrication, adjustment, chain tension, safety-device test, written report | Everything in Standard plus battery and photo-eye replacement as needed |
| Breakdown response | Same day where possible | Priority scheduling ahead of non-agreement calls; gate secured if a part is on order |
| Pricing | Quoted per property | Quoted per property with fixed labor rates for the term |
Emergency commercial gate repair
A gate stuck open leaves the property unsecured; one stuck closed traps tenants and trucks. We answer those calls in the evening and on weekends and give you an honest arrival time. If the fix needs a part, we get the gate working manually and secure the site until the part arrives. Property managers can reach us at (440) 732-4323 or through the service request form — tell us the property, the gate type and what it is doing.
Commercial gate questions
How quickly can you respond to a commercial gate stuck open?
A security gate stuck open is treated as an emergency: we aim for the same day in Parma and the surrounding suburbs, and customers on a service agreement get priority scheduling. If a repair needs a part we do not carry, we secure the gate in the meantime so the property is not left open overnight.
Can you integrate the gate with our existing access control system?
In most cases, yes. Gate operators accept a simple contact closure from card readers, keypads, intercoms and telephone-entry systems, so an existing system can usually trigger the gate. We coordinate with your security vendor when the credentials live in their software.
What does a maintenance agreement include?
Scheduled inspections (quarterly or monthly depending on traffic), lubrication and adjustment, safety-device testing with a written record, priority response for breakdowns, and pricing on parts and labor that does not change between visits. It is the cheapest way to run a busy gate.
